The impact of real land ownership on urban expansion in the city of Guercif

Abstract

The city of guercif has seen significant urban expansion, but several challenges related to land ownership continue to impact its development. These challenges arise from the complexity of property laws, the diversity of ownership types, the involvement of multiple stakeholders, the shrinking availability of urban land, fluctuations in the real estate market, speculation, the tendency toward horizontal land subdivision, and the limitations of the legal and administrative framework. All these factors create obstacles to effective urban planning and development.

This study aims to explore the structure and distribution of land ownership in guercif, its legal framework, and its effects on urban expansion and planning. The analysis is based on statistical data and field research conducted from 2014 to 2023.
